PRIVACY POLICY
Effective from: 18 August 2026
Current service status
Google Analytics, Google Ads, Google Signals and Microsoft Clarity are prepared for future integration but are not currently active. The description of these services and their cookies below relates to their planned use once activated and the relevant consent has been given. We currently use necessary technologies and an optional external Google Maps service.

The controller of personal data processed in connection with this website and the Jižní Svahy residential development is:

The controller has not appointed a data protection officer.
2. WHAT PERSONAL DATA WE PROCESS
In connection with contact and enquiry forms, we may process in particular:
- first and last name,
- email address,
- telephone number,
- message content,
- the nature of your interest,
- your selected apartment or other unit,
- the date, time and technical details associated with submitting the form.
The nature of your interest, message content and selected apartment constitute personal data when linked to an identifiable prospective buyer, or when they can directly or indirectly identify that person.
When you use the website, we may also process technical and operational data, including your IP address, cookie and device identifiers, approximate location derived from your IP address, device type, operating system, browser, pages visited, traffic source and website interactions. To the extent permitted by you, this may be supplemented with data related to Google Signals, Google Ads and Microsoft Clarity.
We do not send your first name, last name, email address, telephone number or form content to Google Analytics, Google Ads or Microsoft Clarity. Form submissions are recorded only as technical events, without the contents of individual fields.
3. PURPOSES AND LEGAL BASES FOR PROCESSING
Handling enquiries and communicating with prospective buyers
We process personal data from forms to receive and handle questions or enquiries, contact prospective buyers, provide information about the development and, where appropriate, discuss a purchase or another contractual relationship.
The legal basis is taking steps at the prospective buyer’s request before entering into a contract under Article 6(1)(b) GDPR. If the enquiry does not concern entering into a contract, the legal basis is our legitimate interest in handling communications under Article 6(1)(f) GDPR.
Keeping communication records and protecting legal claims
We may retain enquiries and related communications for a reasonable period to document negotiations, protect our rights, resolve complaints and defend against legal claims.
The legal basis is our legitimate interest under Article 6(1)(f) GDPR.
Website operation and security
We may process technical data to ensure website functionality and security, prevent misuse and resolve errors.
The legal basis is our legitimate interest in operating a safe and reliable website under Article 6(1)(f) GDPR. Necessary storage of, or access to, information on your device complies with Act No. 127/2005 Coll., on Electronic Communications.
Analytics, measurement and website improvements
Once the services are activated and analytics consent is given, we will use Google Analytics and Microsoft Clarity to measure traffic, assess traffic sources, measure form submissions, produce aggregate statistics, create heatmaps and session recordings, and analyse website interactions.
The legal basis is consent under Article 6(1)(a) GDPR and consent to non-essential cookies under Act No. 127/2005 Coll.
Ad personalisation and remarketing
Once the services are activated and marketing consent is given, we will use Google Ads, Google Signals and related Google Analytics advertising features. These tools allow us to measure advertising effectiveness, group users by their website behaviour, reach them with personalised ads and link data across devices for users signed in to a Google account with ad personalisation enabled.
The legal basis is consent under Article 6(1)(a) GDPR and consent to non-essential cookies under Act No. 127/2005 Coll.
You can withdraw consent at any time using the website’s “Cookie settings” link. Withdrawal does not affect the lawfulness of processing carried out before consent was withdrawn.
4. RETENTION PERIODS
We retain personal data from unsuccessful enquiries or enquiries that are not pursued for no more than 12 months after the last communication.
If contract negotiations take place or a contractual relationship is established, we retain related communications throughout the negotiations or relationship and generally for 3 years afterwards, unless a longer period is required by law or necessary to establish or protect a legal claim.
We retain operational and security logs only for as long as necessary for their purpose, generally no more than 6 months, unless a specific security incident justifies longer retention.
Google Analytics data is retained according to the service settings, with user and event data retained for no more than 14 months. Some aggregate statistics may be retained longer because they no longer allow ordinary identification of an individual user. Google may retain Google Signals data for up to the period specified in its terms; a shorter retention setting in Google Analytics takes precedence.
Microsoft Clarity generally retains session recordings for 30 days. Aggregated click data, heatmaps and tagged or favourite sessions may be retained for up to 9 months.
Specific cookie lifetimes are listed in the Cookie Policy.
5. WHO MAY RECEIVE YOUR DATA
Personal data may be disclosed, to the extent necessary, particularly to the following categories of recipients and processors:
- Webflow, Inc., which operates the website and technically processes web forms,
- the operator of Make, which automates the transfer of form submissions,
- Microsoft, which provides Microsoft 365/Outlook and delivers enquiries to the controller’s email inbox,
- Google, which provides Google Analytics, Google Ads, Google Signals and related measurement and advertising services,
- Microsoft in connection with Microsoft Clarity,
- IT suppliers, website administrators, hosting providers, legal advisers and other professional advisers,
- authorised employees and associates of the controller who communicate with prospective buyers and manage sales for the development,
- public authorities where disclosure is required by law.
Form data passes from the website hosted on Webflow to a Make automation and then to grasser@bdjiznisvahy.cz, an inbox operated through Microsoft Outlook.
6. TRANSFERS OUTSIDE THE EUROPEAN ECONOMIC AREA
Some providers, particularly Webflow, Google and Microsoft, may also process data outside the European Economic Area, especially in the United States.
Transfers rely on appropriate safeguards under the GDPR, particularly the European Commission’s adequacy decision under the EU–US Data Privacy Framework, standard contractual clauses approved by the European Commission or another valid mechanism under Chapter V GDPR.
7. PROVIDING YOUR DATA IS VOLUNTARY
Providing information through a form is voluntary. Without contact details, however, we may be unable to reply or handle your enquiry. Please provide message content, the nature of your interest and a specific apartment selection only to the extent necessary for your enquiry.
Submitting a form does not require consent to analytics or marketing cookies.
8. PROFILING AND AUTOMATED DECISIONS
Using Google Ads, Google Signals and remarketing may involve profiling visitors based on website interactions, sections visited, traffic sources and approximate interests. This may result in inclusion in an advertising audience and the display of personalised ads.
We do not make automated decisions that produce legal effects or similarly significantly affect users within the meaning of Article 22 GDPR.
9. YOUR DATA PROTECTION RIGHTS
Subject to the conditions set out in the GDPR, you have the right to:
- obtain confirmation of whether we process your personal data and request access to it,
- request correction of inaccurate data or completion of incomplete data,
- request erasure of personal data,
- request restriction of processing,
- receive your data in a structured, commonly used and machine-readable format and, where applicable, transfer it to another controller,
- withdraw consent at any time,
- object to processing based on legitimate interests, including related profiling,
- not be subject to a decision based solely on automated processing that produces legal or similarly significant effects,
- lodge a complaint with a supervisory authority.
You can send your request to grasser@bdjiznisvahy.cz or call +420 775 000 510. Before handling your request, we may verify your identity in an appropriate manner.
The supervisory authority is:
Office for Personal Data Protection
Pplk. Sochora 27
170 00 Praha 7
www.uoou.gov.cz
10. DATA SECURITY
We take appropriate technical and organisational measures to protect personal data against unauthorised access, loss, alteration, disclosure or destruction. Only people who need the data to fulfil their employment or contractual duties have access to it.
11. CHANGES TO THIS POLICY
We may update this policy, particularly when the services we use, processing purposes or legal requirements change. The current version will always be available on the development’s website.
