Frequently asked questions

Have more questions about the development or financing? Get in touch with us, and we’ll be happy to provide more details.

For a new development, mortgage funds are released in stages to match the construction schedule. The bank releases each payment as building work progresses, or as agreed in the reservation or future purchase agreement. I represent you and make sure the bank releases the funds on time, in line with the agreed schedule.

Ideally, discuss your mortgage before signing the reservation agreement so you know how much you can borrow and whether you qualify. A mortgage can be approved with a guaranteed interest rate up to several years in advance.

If you arrange financing with Lukáš Kvasnička and the bank does not approve your mortgage, your reservation fee will be refunded in full. This gives you complete peace of mind that you will not lose your reservation fee when buying the property.

Banks typically lend 80–90% of a property’s appraised value (LTV). You need your own funds for the remaining 10–20%, or you can arrange additional financing, for example by temporarily securing the loan against another property or using an additional loan. We’ll be happy to recommend the right structure for you.

My services are completely free for you. I am paid directly by the bank where we arrange your mortgage.

Yes, you can pay the full purchase price from your own funds.

Yes, you can buy any number of properties.

The next steps depend on how you finance the purchase:

Using your own funds: We treat you as a single buyer. The process and contractual terms remain standard, with no restrictions.

Using a mortgage: If you plan to buy another apartment as an investment with a mortgage, banks assess applications for a second and each subsequent apartment under slightly different conditions:

Higher deposit (maximum LTV 70%): Banks generally finance a smaller share of the property’s value, so you should expect to contribute more of your own money — usually 30%.

The remaining purchase price is due after occupancy approval and can be paid with a mortgage or your own funds.
